If you wish to make an apple pie from scratch, you must first invent the universe.
— CARL SAGAN
Your New Universe Begins at The Pie-O-Neer Cafe
Back in the 1920s, it was unthinkable that Pie Town, New Mexico, could ever be without its namesake delicacy. But that’s what happened decades later when the last patissier in this rugged frontier town hung up their apron and closed shop. For almost three quarters of a century, travelers arrived weary and disappointed to find no pie in sight.
That all changed in 1995, when three generations of daring women traversed what they affectionately called The Great Pie Way. The Knapp ladies restored our nation’s dessert of choice back to the people of Pie Town and beyond. Today, the world class tourist destination eatery they nourished from scratch is calling forth a new generation of visionary pioneers ready to add their chapter to this quintessential American success story.

The Pie-O-Neer put this high desert mountain hamlet of ranchers, artisans, and retirees back on the map. Even a global pandemic couldn’t quash the demand for the Pie-O-Neer’s mouth-watering delectable desserts. With the help of neighbors, the warm and welcoming cafe is still baking the world’s best pie. Whether you’re a road-tripping traveler, a discerning foodie, or a hungry Continental Divide thru-hiker, you’re always in for a treat in Pie Town.
Don’t just take our word for it. This Pie Lady of Pie Town documentary trailer depicts the iconic nature and potential this pie shop for sale opportunity provides. Enjoy a virtual trip to Pie Town!

Got Questions?
Creating Community, One Slice at a Time
The Pie-O-Neer is about so much more than baking pies. For nearly thirty years it’s been the cradle of the community, building relationships one slice at a time. The bright, airy kitchen isn’t just a place for baking; it’s a stage for memory-making, where guests can watch pies come to life or strike up a conversation with the bakers who are happy to share pie-making tips.
Beyond the kitchen, customers always stay longer than they anticipated once they get drawn into the historic photos of the homesteaders that settled this area. Local art also adorns the walls. The sunny, on-site gallery features carefully curated artisan goods that encourage patrons to take home a part of their Pie-O-Neer experience, along with a whole pie to go, of course.
Simply put, once you arrive in Pie Town and walk up the historic wooden steps of the Pie-O-Neer, you know you just landed in the center of the galaxy. Why not make it your new Universe and cultivate your culinary dreams in one of the Southwest’s most famous dining destinations: Top of the Continental Divide, Center of the Universe, Middle of Nowhere!

Pie-making skills need a little dusting off? No problem. Pie has always been about sharing, including showing aspiring pie bakers how we’ve done things. We’d be happy to give hands-on pie-making instructions, if necessary. WELCOME to the Pie-O-Neer!
Guests enter via the expansive, frontier-style porch where picnic tables and chairs invite dining al fresco during spring, summer, and fall. The Alegres Mountain (10,227′) situated 10 miles south is prominent on the horizon (Alegre means ‘happy’ in Spanish). Inside, the large but cozy dining room features a centrally located wood stove which warms guests in winter. The cheery interior is decorated with historical memorabilia from the past. Locals and visitors mingle, while musicians and artists curate songs and art found nowhere else.
Your eyes are drawn to the far end of the dining room where a mouth-watering array of freshly baked confections line the counter, making it difficult to choose just one! New Mexico specialties such as Southwest Peach with Red Chile, New Mexico Apple with Green Chile and Pine Nuts, and Chocolate Chess with Red Chile are popular because their flavors are unique to this area. More traditional fruit and nut pies are available, as well as cream pies and custards.
Traditional table service by wait staff is always an option, but our self-service Pie Bar was created to serve many customers efficiently. Think cafeteria with PIE. Adjacent to the pie bar is a beverage table with silverware and condiments. Between the pie bar and the beverage table, a cashier assists customers and accepts payments. This self-service design works well during busy holiday weekends and major events like our annual Pie Festival. In September thousands of people arrive in Pie Town for a day of family fun in the park. Hundreds of pies are sold! For more info about Pie Festival: https://pietownrisingstars.org

350′ of Possibilities

The property for sale offers 350 feet of US Highway 60 frontage with plenty of parking for trucks and trailers and dozens of cars. The property is positioned from the classic Thunderbird sign at the west edge of the property to the historic Conoco Station on the east edge of the property.
Conoco House Included
The 840 square foot house just east of the Pie-O-Neer was probably built in 1945, around the same time US Highway 60 was realigned to its current position. We call it the CONOCO House because it is just to the west of the old CONOCO Gas Station and ~80 feet north of Highway 60 right-of-way. The house is wood framed and built with a sturdy design. The roof has been replaced with galvanized corrugated metal panels and the exterior walls are stucco. This house is a classic finish job for just the right craftsman. Perfect for a small family or ideal as a rental for additional income.
Although there are no utilities to the house at this time, electric service is available from Socorro Electric. There is a water meter on the property for connection to Pie Town Water Association. Propane service is available from several local companies.
Classic Conoco Station
The historic drive-up gas station from the 1940’s is located on the southeast corner of the property and is just waiting for refurbishment to bring back its classic appearance along US Highway 60. The original CONOCO sign and mounting post is included. The building is ~800 square feet and includes the pump island cover, front office with glass windows looking south, and two restrooms with outside access. The gasoline tanks have been removed from the property. Utilities are available. NOTE: The two-bay garage located east of the station is NOT included in this property.
